- Assists Senior Management in developing short and long term goals and plans. Assists with client budget projections.
- Executes established operational goals and ensures that the these goals are achieved.
- Assists in developing policies and procedures for Facilities Management of facilities. Conducts periodic reviews of existing policies and procedures to ensure maximum efficiency.
- Analyze and improve company expenses and operational costs as well as regular benchmarking of such expense visa vie the market.
- Apply life cycle costing principles to optimize all services and installations.
- Value engineer all expenses to reduce costs and maintain or improve services where necessary and as required.
- Solve problems and apply innovative thinking and decision-making and critical and emergency situations as well as during normal building management and operations.
- Weekly and daily inspection of buildings and all necessary facilities and services provided.
- Procures and manages contractors in accordance with company policies
- Assists with the drafting of service contracts and agreements.
- Adapts Service Level Agreements.
- Implementing optimal maintenance regimes.
- Management of operational hard and soft services.
- Management of staff and HR related activities where required.
- Advises on facilities management activities to senior management.
- Providing and sharing expertise required by other divisions within the company.
- Report on weekly activities.
- Drafting monthly and quarterly reports.
- Ensures tenant relationship management.
- Develops processes for effective site management.
- Ensures that the facilities comply with established procedures, policies, regulations and codes.
- Acts as a liaison between the employer and all vendors, contrcators and trade professionals.
- Promotes goodwill and a positive image of the employer.
- Have a hands on approach on site and also provide leadership to assigned personnel, where required, through effective communication. Conducts regular meetings to ensure that personnel, contrcators,etc are well informed of changes in policies and procedures. Discusses areas needing improvement.
- Identifies, develops, and implements training programs as appropriate.
- Conducts performance appraisals. Provides measurable feedback to assigned personnel and suggestions for improved performance. Formulates and implements employee corrective actions as needed in line with company policy.
- Ensures that staffing levels are appropriate. Interviews, hires, and assigns personnel as necessary and in accordance with company process.
