  • Plan, organise, and direct all operational activities of assigned properties.
  • Oversee maintenance contractors, service providers, and day-to-day building operations.
  • Ensure compliance with health, safety, and statutory regulations, including OHS standards.
  • Conduct inspections, implement preventive maintenance, and manage tenant installations and small projects.
  • Authorise invoices, manage tenders, and control operational costs.
  • Optimise space planning and ensure properties meet current and future operational requirements.
Security Management:
  • Develop and maintain security systems and emergency plans.
  • Conduct security inspections, identify threats, and implement preventative measures.
  • Liaise with tenants, SAP, and local authorities regarding security matters.
  • Manage security personnel, rosters, and related budgets.
Financial & Administrative Oversight:
  • Develop and monitor operational budgets and forecasts.
  • Procure services, furnishings, and equipment within budget and quality standards.
  • Ensure billing and recovery of costs where applicable.
  • Maintain accurate reporting on operational expenses, incidents, and maintenance activities.
Vendor & Contractor Relations:
  • Build and maintain productive relationships with vendors, contractors, and suppliers.
  • Coordinate external services and ensure timely, quality delivery.
  • Promote a positive company image in all dealings with external contacts.
Team Leadership & Staff Management:
  • Lead, train, and supervise personnel for optimal performance.
  • Conduct performance appraisals, provide feedback, and implement corrective actions as needed.
  • Ensure appropriate staffing levels and manage recruitment, training, and delegation.
  • Maintain clear communication and alignment with Senior Management.
Requirements
  • Minimum Grade 12 qualification; tertiary qualification in property or facilities management advantageous.
  • Proven experience in property/asset management, ideally in multi-site operations.
  • Strong knowledge of OHS regulations, maintenance procedures, and tenant relations.
  • Excellent communication, leadership, and problem-solving skills.
  • Competency in budget management, vendor coordination, and administrative systems.
