Our client is looking for a General Manager - Property Management. The General Manager is responsible for ensuring that our client's property portfolio is operating effectively and efficiently on a day-to-day basis resulting in the retention of sustainable tenants towards maximising shareholder value and building our client's brand and reputation.Responsibilities:LEASINGEnsure properties are rented to fullest capacity via active and continuous follow up with brokers and prospective tenants directly.Utilise and create (if necessary) marketing strategies to secure prospective tenants.Represent the company in a professional manner at all the times.Ensure tenants are provided with proactive excellent service by the Property Managers e.g. tenant requests/problems are responded in a timely and courteous manner.Ensure that there is 24-hour emergency coverage for the property at all times.Conduct proactive periodic site visits on a regular basis (at least monthly for retail sites and every 2nd month for others) to make sure Property Managers are ensuring compliance with leases and the proper upkeep of the properties.Manage relationships with key site supervisors (i.e. security + cleaning) to ensure they are providing the services at the level they are contracted to doDevelop strong relationships with tenants, in particular "Blue Chip" tenants to ensure their retention in our client's properties concerned.BUDGETINGPreparation of and ensuring expenditure budgets are not exceeded.Assist the Head of Legal following up on outstanding rentals.HUMAN RESOURCESLead and manage the Property managers, Facilities and Maintenance teams in a confident, caring and composed manner that ensures the staff are motivated and competent and performing their jobs at an acceptable level.Actively manage staff performance on a day-to-day basis and conduct performance appraisals bi- annually.Ensure Property Portfolio staff vacancies are filled timeously with competent and motivated people.Ensure new staff are adequately inducted and trained.Ensure company policies and regulations are adhered to by all staff and implemented fairly and consistently by Property Managers and supervisors.Ensure Property Portfolio staff are effectively communicating with each other, their colleagues in other departments, tenants and suppliers.OPERATIONSAssist the Director with special projects as requested.Ensure all government legal requirements and regulations are met in our client's properties.Ensure all administrative functions are performed as required and submitted by deadline.Ensure any unsafe and/or unhealthy conditions are corrected in a timely manner.Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy.Prepare and maintain appropriate tenant lease files, records, correspondence and file notesEnsure the Property Management staff are clearly informed about our client;s strategy and business priorities.Review the performance of outsourced contractorsEffectively prepare and communicate weekly and ad hoc reports to the Executive as and when required.Ensure manager is aware what team is doing at all times and ensure they are acting in an efficient manner.Ensure that repairs and maintenance items are reported and claimed from insurance, where applicable.Discipline reportees with superior consent.In depth knowledge of the entire portfolio.Required to work at least every second Saturday (9am 1pm) site visits/admin catch up.After hours site visits weekends/holidays.Key Skills:Significant experience managing Retail Properties.Experience in planning and budgeting.Knowledge of business process and functions (finance, HR, procurement, operations etc.).Strong analytical ability.Excellent communication skills.Outstanding organizational and leadership skills.Problem-solving aptitude.Build strong relationships and communicate effectively to diverse groups of people.Proven track record of negotiating and concluding lease agreements.Qualifications:Bachelor's degree or equivalent (Advantageous).Minimum of 10 years Property Management experience.
