Our client, a leading student accommodation property management company, is seeking a Residence Property Administrator to join their team in Doornfontein, Johannesburg. This role is ideal for a detail-oriented, proactive individual with a background in property administration and a passion for supporting students.Key Responsibilities Property Administration & Intake
  • Monitor and manage applications via the website, support email, and WhatsApp.
  • Verify student lists from universities and identify defunded students.
  • Ensure all lease details, amendments, and student changes are captured accurately.
Leasing & Occupancy
  • Vet documents on the Rise Website and conduct credit checks.
  • Update and maintain student lease details on Rise and PIMS systems.
  • Report on occupancy levels, vacancies, and assist with achieving occupancy targets.
Billing & Statements
  • Generate lease billings monthly and ensure statements are accurate and on time.
  • Process debit runs, post batches in PIMS & Great Plains, and monitor payment allocations.
  • Reconcile accounts and assist with arrears management.
Arrear & Payment Management
  • Monitor rental payments and follow up on arrears.
  • Issue letters of demand and draft Acknowledgement of Debt (AOD) agreements.
  • Facilitate handover of defaulting accounts when required.
General Administration
  • Assist the Property Manager with monthly reporting.
  • Manage account closures, refunds, and exit recoveries.
  • Provide professional support to students and ensure queries are resolved promptly.
Skills & Competencies
  • Strong reconciliation and numeracy skills.
  • Proficiency in relevant property management and financial systems (PIMS, Great Plains).
  • Excellent attention to detail, deadline-driven, and able to follow processes.
  • Strong communication and relationship-building skills with the ability to relate to students.
  • Confident in arrears follow-up and influencing payment compliance.
  • Ability to manage time effectively and work under pressure.
Qualifications & Experience
  • Matric (essential).
  • National Diploma in Property Management/Finance/Related field (advantageous).
  • Minimum of 2–3 years’ experience in Property Management.
  • Experience in Student Accommodation will be an advantage.
