- Oversee all aspects of day-to-day property operations, including leasing, maintenance, tenant relations, and budgeting.
- Manage tenant move-ins, move-outs, lease renewals, and compliance with lease agreements.
- Collect rent and manage accounts receivable, including follow-ups on late payments.
- Coordinate and supervise repairs, maintenance, and regular inspections to ensure the property remains in good condition.
- Handle tenant communications, complaints, service requests, and emergency issues professionally and efficiently.
- Maintain accurate records of leases, maintenance, inspections, expenses, and regulatory compliance.
- Prepare and manage property budgets, financial reports, and forecasts for ownership or management teams.
- Ensure compliance with local, state, and federal housing laws, including safety and fair housing regulations.
- Oversee vendors, contractors, and third-party service providers to ensure quality and timely work.
- Monitor market trends and recommend rental rate adjustments and marketing strategies to maintain high occupancy.
- Assist in marketing vacant units and conducting property showings when needed.
- Bachelor’s degree in Real Estate, Business Administration, Property Management, or related field (or equivalent experience).
- 2–5 years of experience in property management (residential, commercial, or mixed-use).
- Strong knowledge of property laws, landlord/tenant regulations, and fair housing laws.
- Excellent communication, interpersonal, and conflict resolution skills.
- Proficiency in property management software (e.g., AppFolio, Buildium, Yardi) and Microsoft Office Suite.
- Strong organizational and time management abilities.
- Ability to handle multiple properties and responsibilities with minimal supervision.
- Valid driver’s license and reliable transportation (for on-site roles).
- Certified Property Manager (CPM) or similar credential is a plus.
- Experience managing short-term rentals or vacation properties.
- Familiarity with budgeting, financial reporting, and ROI-focused asset management.
- Bilingual skills are a plus, especially in diverse tenant communities.
- Independent contractor agreement paid 2x monthly.
- Client has a desire for long term commitment.
