
Construction Manager

- Take responsibility for the management of the site in terms of construction, contracts, procurement, labour, and the QS function
- Oversee overall project and site management for assigned developments
- Interact with clients, purchasers, agents, professional advisors (Architect, Engineer), suppliers, contractors, and building inspectors
- Supervise daily on-site operations and ensure adherence to schedules
- Manage fortnightly progress, draw up schedules
- Ensure compliance with health and safety regulations
- Maintain quality standards against standard procedures: perform regular quality control checks and ensure site cleanliness and discipline
- Manage and place orders for materials as per the bill of quantities and / or budget
- Monitor and manage site expenditures, ensure alignment with project budgets
- Identify and resolve on-site challenges promptly
- Ensure that agreements with staff and sub-contractors are in place
- Track and manage the development program daily, reporting to manager
- Work in conjunction with colleagues, contractors, subcontractors and clients to establish project requirements
- Undertake feasibility studies to ensure the feasibility of proposals
- Estimate material quantities, rates, pricing, labour and time (Bill of Quantities)
- Prepare tender documentation, including BOQ for each housing product and ensure expenditure remains within this framework
- Analyse and compare contractor quotations
- Recommend and appoint contractors, subcontractors and suppliers
- Ensure that projects meet legal and quality standards in terms of South African building regulations and industry standards
- Monitor project expenditure and cash flow
- Keep up to date with industry trends and regulations
- General administration duties related to construction management / site administration
- Bachelor’s Degree Construction Management or a relevant field
- Exposure to project management and certificate in Project Management will be advantageous
- Understanding of South African construction law and procurement practices
- At least 8-10 years of experience in construction site management, with a preference for luxury residential projects / security estates
- Financial and business acumen: business financial health and cost implications
- Comprehensive understanding of building contracts and legal requirements (JBCC)
- Computer literate (MS Office)
- Proficiency in cost estimation software and project management tools
- Strong analytical skills and creative approach to problem-solving
- Strong communication skills at all levels, including with clients purchasing high value properties
- Valid driver’s licence and access to reliable transport
