Regional FM is responsible for managing and reporting on the financial performance of the business in the region in accordance with corporate governance protocols and Trueprops objectives and strategy.The RFM is further responsible to lead and manage the regional finance team and to ensure their compliance with Trueprops objectives and strategic initiatives.Key Performance Areas:1. PROPERTY MANAGEMENTResponsible for management oversight of all service contracts on properties: In place, up to date, reviewed.Analyse and report on property performance against benchmarks.Investigate individual property performance or aspects as required by Regional Head.Assist with reporting on strategic initiatives or focus areas.Assist with budget input to Asset Management function.Assist with the calculation of rental and ops cost rates for Tenant Proposal, indicating the impact to the business providing financial analysis to Asset Management for Budget Deviations;Attending and contributing to the various regional forums (leasing, RM, Ops, Finance and Preconstruction)2. MANAGEMENT REPORTINGPrepare monthly regional management reporting packs.Ensure all Regional KPA information is tracked, captured, reported on and developed.Assist Regional Head with reporting back to Asset Management on performance of properties/portfolio.Ensure the tracking of impact of variances against budgets and interpret into Regional Strategic context.As an MDA user to liaise with Asset Management that financial data is accurate and report discrepancies and omitted dataPrepare regional monitoring reports to assist with effective management in the region.Ad hoc investigation and reporting as required by Regional Head.3. FINANCIAL MANAGEMENTRegional process are implemented according to functional area policy.Regional mandates/delegated authorities are in place and decisions are made and implemented according to mandates and controls in place.Assist the Regional Head to ensure that Regional Assets are controlled and managed appropriately.4. TENDERSManagement and execution of tender process within the region;Assist with the calculation of rental and ops cost rates, indicating the impact to the business and providing financial analysis to Asset Management for Budget Deviations;5. FINANCECritical OutputsEffective people management i) Demonstrate visible leadership in respect of operating model and strategy. ii) Actively participate in MANCO meetings, EXCO meetings and forumsAccurate financial reporting & analysis i) Responsibility for managing financial processes to adhere to reporting deadlines ii) Prepare variance to budget as compared to prior year analysis, report on divisional performance, identify problem areas and take remedial action where requirediii) Provide the Trueprop Financial Director with monthly cash flow estimates for the divisionEffective budgeting i) Develop operating budget, ensure sign off of budget by management and communicate approved budget to all unitsEffective quality management and customer relations i) Achieve and improve quality, continuously monitoring and measuring processes to maintain and approve same ii) Manage data integrity iii) Develop and maintain relationships with various internal and external stakeholders, conduct feedback surveys in order to monitor relationships and service levels6. SUNDRY DUTIESRequirements
  • CA (SA) or Bachelors degree in Accounting
  • 5 to 10 years relevant experience, preferably in a similar roll
  • Ability to learn industry specifics
  • Computer proficiency
