Property ManagerREF: JC003Market Related SalaryKuils River, Western CapeOur client is looking for a Property Manager to join their dynamic team.RESPONSIBILITIES:Manage a diverse, expanding portfolio of Sectional Title Schemes and HOAs with full accountability.Serve as the direct contact and trusted advisor for Trustees and owners, ensuring all communication is timely, clear, and reflects our high standards.Draft and manage official documentation (letters, notices, scopes of work), with dedicated administrative support to assist you.Lead and chair Trustee/AGM meetings, take and distribute minutes, and maintain impeccable records.Oversee maintenance and capital projects: liaise with contractors, obtain quotes, and deliver detailed scopes and recommendations to Trustees.Actively advise on and implement solutions for security, access control, maintenance, and other matters, supporting Trustees beyond routine reporting.Manage and update Conduct Rules as necessary.Oversee financial processes such as arrears collections, debt notices, and expense allocations, ensuring financial health across your portfolio.Maintain strong channels of communication with Trustees, owners, and service providers.ADDITIONAL EXPECTATIONS:You will be supported by a dedicated administrative assistant but own all complex communications and professional outputs.Conduct 2–3 site visits per month across your portfolio, ensuring each property is visited quarterly.Enjoy flexible time off in exchange for evening AGMs (usually held after 18:00).REQUIREMENTS:Energetic, experienced property professionals with at least 5 years’ relevant experience (Sectional Title/HOA preferred).Independent, self-motivated and eager to embrace both the challenges and rewards of joining a high-growth team.Solution-oriented communicators with strong drafting, leadership, and organizational skills.Individuals committed to raising standards and eager to help drive company success.
