Job Description :The Junior Development Manager manages and monitors specific developments from Inception to Close-out. The key focus area of this role is the delivery of new projects while ensuring innovation in terms of resource efficiency, compliance with the sustainability & green development strategy of the business and design and deliver on the prescribed standard of buildings within budget, according to the design, planning & purpose and according to the programme.Delivery:
  • Responsible for all aspects of the construction stage of the development, from IC Approval to Final Completion and handover to Asset Management.
  • The Junior Development Manager (Delivery) will be the custodian of the project for the duration of the construction stage.
Business Management
  • Assist Senior Development Mangers in the investigation of project desirability in line with company strategy and market conditions by developing financial models to predict profitability and viability.
  • Manage developments on existing land in line with associated rights.
  • Optimize and facilitate approval of building design in line with Town Planning and infrastructure principles.
  • Assist in gathering market research and market intelligence of the local property market and all development activity to ensure sustainability of investments.
  • Manage actual developments with regards to conditions precedent as outlined by the Investment Committee in terms of design, budget and timeline.
  • Report on the delivery of all development projects and present feedback to the Development Executive and EXCO via Project Exco & PAAG.
  • Take responsibility in the execution of duties in-line with the DRA.
Document Management
  • Assist with the development of contracts in collaboration with the Deal Champion, Senior Development Manager and the Legal Department (where applicable), inter alia: MOA, DRA, Mias Compliance, Development Agreement, Co-owners Agreement, Leases etc.
  • Prepare construction contracts in collaboration with the Deal Champion, Senior Development Managers and Legal Department (where applicable), inter alia: PROCSA, SLAs, JBCC etc.
Procurement Management
  • Prepare and implement procurement contracts with regards to professional and contractor appointments with oversight from Senior Development Managers.
Business Development
  • Utilize industry network to identify and develop business opportunities.
  • Optimize strategic relationships in the industry to recruit and secure tenants for new developments.
  • Participate in deal origination with Asset Management.
Financial Management
  • Report on spend per project and report to the Development Executive and EXCO via Project Exco & PAAG.
  • Co-create and present budgets for all development proposals, report on actual spend versus budget, programme and cashflow forecast.
  • Assist with the development of financial models to predict the profitability and viability per development on a monthly basis.
  • Support and assist the Deal Champion with preparation and presentation of Investment Committee papers for projects, review Investment Committee papers and where applicable, co-present at IC.
  • Comply with IC Approval and funding CPs in association with the Deal Champion, Senior Development Manager and Funding Manager.
Stakeholder Relationship Management
  • Manage developers and consultants working on projects on behalf of the Company or joint venture developments to achieve completion within agreed development parameters.
  • Build and maintain relationships within the property and development industry, joint venture partners, Local Authorities and other business stakeholders to grow and develop a strong business network.
Risk Management
  • Ensure compliance with relevant Acts.
  • As the Junior Development Manager, oversee the management of the development processes and systems within the areas of accountability.
  • Report on and manage potential business risk.
  • Implement all audit recommendations in areas of accountability and resolve audit findings timeously.
  • Obtain approval, implement and comply with policies within area of responsibility.
Requirements
  • Relevant Honours qualifications in Business, Engineering, Architecture, Quantity Surveying or other property related field.
  • A minimum of 5-8 years in the property development/project management environment – with an emphasis on project delivery.
