Minimum Requirements:
  • Grade 12;
  • Computer Literate: Ms Office Suite;
  • Min 5 years in an operational management environment;
  • Excellent communication skills both written and verbal;

Key Duties:
  • Manage the maintenance and repairs, operations of Estate to ensure service delivery.
  • Responsible for the maintenance of portfolio and management of sub-contractors for the maintenance of the facilities.
  • Ensure Planned Maintenance and repair works are carried out in line with the Service Level Agreements and in line with operational rules.
  • Responsibility to develop and train the Communications and Operations Manager.
  • Inspection of streetlights and fire hydrants: Ensure they are in good working order.
  • Ensure Park area / communal areas and gardens are neat, clean, and tidy: Cut Sidewalks, Maintain Lawns, Flowerbeds, Circle plants, Trees, etc. (General Tidiness in the Estate).
  • Ensure all workers (HOA, domestics, contractors etc) are wearing the correct uniform and HiVi vests.
  • Reconciling of fingerprints money on a weekly basis with MA.
  • Daily blocking and unblocking of biometric access of arrears and transgressing owners.
  • Monitoring of electric meters and purchasing of electricity when needed.
  • Monitoring of petrol usage (generator, garden equipment) and purchasing of petrol when needed.
  • Enforcement of HOA rules, issuing transgression warnings and fines.
  • Details and documentation of all transgression fines issued must be sent to MA for processing.
  • Reconciling of all transgressions and fines which must be billed by MA to owners.
  • Before and after photos to be taken and emailed to owners for grass cutting of empty stands.
  • Spot checks on contractors cards and files (plans) on stands.
  • Conducting inspections of guards, security complaints and equipment at the main gatehouse.
  • Responsible for all security duties including daily checks around boundary walls and electric fences.
  • General maintenance and inspection duties.
